The sales price consists of two parts:
The share value, determined at the annual general meeting.
The value of improvements made to your home.
Assessment is worthwhile
We offer to assess your cooperative apartment together with your selected representatives and the board. The purpose is to ensure that each improvement is indeed an enhancement and adds value that can be compensated for. This way, buyers avoid overpaying, and you are protected from objections during the sale.
We prepare an assessment report (Link to Self-Service Page), describing the condition of the property and whether the improvements meet the requirements of authorities and association bylaws.
Maintenance status is priced
The report also evaluates the maintenance status, based on our knowledge of the standard condition of cooperative apartments in general and the specific standards of your association. If the apartment is exceptionally well-maintained compared to an average apartment, an additional premium may be granted.
Defects and flaws in the cooperative apartment are also included in the assessment report.
We use ABF's (The Danish Cooperative Housing Association) prices to calculate the costs of rectifying defects and flaws. Only after the rectifications are approved by the board or DEAS, the deduction from the sale amount will be removed. If you have furniture or other movable property that you would like to sell along with the cooperative apartment, you can make a separate agreement. However, please note that, according to the Cooperative Housing Act, it is not allowed to make the sale contingent on the buyer taking over movable property.
