Moving in
Before you move into your leased property, the property caretaker or the property's project manager has reviewed the lease for errors and omissions.
It is also verified that any refurbishment work and interior work is completed and performed in the condition and quality agreed in the lease.
Smaller leases
On moving into smaller leases you will meet with the property caretaker at the address, and typically the following occurs:
- You receive keys/cards for the lease
- You agree on the name and design of the nameplate or other signs
- The electricity meter is read and it is agreed who will notify the utility company
- You check that all consumption meters (heat, water and other) have been read (the caretaker has the task of signing up the new tenant)
- You check that the installations works (taps in the toilet and kitchenette, locks, windows and doors)
- You review practical conditions on site
- You will receive an occupancy report
You can use the occupancy report as a checklist in order to ensure that the lease is in order. On the occupancy report you can take note of any errors and defects.
A good advice is to thoroughly photograph the entire lease before taking it into use. In this way it is easier to remember how the leased property looked when it is time to move out.
If there are mistakes and shortcomings in the lease, it will be agreed with you whether you want a repair, or whether they simply must be recorded, so they can be taken into account when moving out.
Large leases
When moving into a large or very large lease you will meet with the property caretaker and/or project manager and typically the following occurs:
- You review the lease, with a focus on the agreed decor
- You get the get card/keys
- The electricity meter is read and it is agreed who will notify the utility company
- You check if consumption meters (heat, water and other) have been read (the janitor has the task of signing new tenants)
- You review the lease's installations (toilet and kitchenette, windows, doors, elevator, etc.). (In the future, you will have the responsibility for maintenance)
- You review common installations on site (elevator, ventilation, refrigeration, alarms (landlord has maintenance responsibility)
- You review practical conditions on site
- You will receive an occupancy report.
If you makes notes of errors or defects in the lease when or just after moving in, they will typically be rectified.
In the case of error without any major importance for you, the error is registrated and taken into account when moving out of the property, so you do not have to pay upkeep for an error and deficiency that was present when moving in.
