We hope you have enjoyed living in your cooperative housing. On this page, we have gathered all the information you need when you are moving out and transferring the property to the new owner.

A smooth handover to the new owner

When you transfer your property to the new owner, it's important to be just as meticulous and careful as when you moved in. We recommend that you go through the flat with the new owner to ensure the following:

  • Verify that everything is present in the property in accordance with the transfer agreement

  • Check that all other relevant items are also in accordance with the transfer agreement

  • Examine whether appliances, toilets, taps, showers, etc., are functioning

We would advise against replacing appliances or other installations that were present in the property when you showed it to the new owner during the agreement process. This could potentially lead to complaints from the the owner. In the transfer agreement, you will find information on how any deficiencies in the flat should be handled. It's a good idea to create a list of deficiencies, which both you and the new owner can sign. Taking pictures as documentation may also be a good idea. Be aware that if the new owner raises any complaints, we, as the administrator, will withhold a portion of the purchase amount until these issues are resolved.

Meter Readings and Keys

You and the new owner should jointly read the water, heating, and electricity meters. The new owner is responsible for taking over the agreement with the electricity company. We will contact the utility companies regarding water and heating, so you need to ensure that we receive the meter readings for the new owner to be registered with the companies. Additionally, make sure the new owner receives all keys to the property and the cooperative housing unit.

Payment of the Sale Amount

Once you have transferred the property to the new owner and all necessary registrations with electricity, water, and heating suppliers have been handled, we will pay you the sale amount. However, be aware that an amount will be deducted to cover any deficiencies and any additional payment for water and heating expenses. Note that your creditors will be paid first if they have a lien on the property. You will then receive the remaining amount. It's important to ensure that all liens that have been registered on the share are deleted. Further information on moving out can be found in the transfer agreement.
