Get your property ready for winter

As autumn and winter approach, it is important for the association to prepare the property for the cold months, which may bring storms, rain, and snow. Therefore, our insurance partner, Lockton, has compiled some important points of attention for you as the board, as well as for the residents of the association, based on damage statistics.

Checklist for the Board

To avoid building damage, it is important that the board regularly inspects the condition of the property. Keep an eye out for signs of moisture damage, cracks in the masonry, or other minor issues that could develop into bigger problems if not addressed in time. Consider having a professional building inspection once a year to ensure that all critical areas, such as the roof, facades, and foundation, are in good condition. By being proactive, you can avoid large repair costs and ensure that the property remains in good shape.

Gutters and Lighting

  • Ensure all gutters and downspouts are cleared of leaves and debris so that water can flow freely.

  • Check that all outdoor lights are working properly, and consider installing motion sensors for added security.

Roof Inspection

  • Check the roof for loose or damaged tiles and have them repaired before winter sets in.

  • Inspect the roof for loose flashings and seals for cracks and leaks.

Outdoor Maintenance

  • Trim trees and bushes to prevent them from damaging the building during heavy snowfall or storms.

  • Remove loose items from common areas that could be blown away and cause damage.

Frost Protection

  • Ensure all water pipes are protected from freezing to prevent bursts. This includes draining outdoor faucets and insulating exposed pipes. Garden hoses should be disconnected from the outdoor faucet.

Prevent Slips and Falls

  • Place non-slip mats at entrances to prevent tracking in snow and mud, which can make floors slippery.

  • Have gravel, salt, or other anti-slip materials ready to spread on icy areas around the property.

Common Areas Must Also Be Heated

  • Ensure that a constant temperature is maintained in common areas to prevent frost damage. A temperature of around 12 degrees Celsius prevents moisture and mold.

  • Make sure the ceilings and walls in common areas are well insulated to keep heat in and cold out.

Residents in the owner or cooperative housing association also play a key role in preparing the property for the colder months by paying attention to the condition of their apartment.

Heating Check

  • Check that radiators and underfloor heating are functioning properly. If there are issues, contact the caretaker—if there is no caretaker, there is likely a list of craftsmen familiar with the property and its installations who can be contacted.

  • Bleed the radiators and check that the underfloor heating system has water, the correct water pressure, and supply temperature to ensure optimal heating performance.

Frost Protection and Cleaning of Balconies and Terraces

  • As an owner or cooperative member, you are responsible for cleaning your balcony or terrace. It is important that each apartment ensures there is no trash, leaves, or debris. Also, make sure to clean the drains, remove furniture and plants, or cover them up.

Windows and Doors Should Be Sealed to Prevent Heat Loss

  • Check the seals around windows and doors. If you notice drafts, consider replacing the seals.

  • Ensure all windows are properly closed to prevent heat loss.

Ventilation to Prevent Mold and Improve Indoor Climate

  • Remember to ventilate daily, even when it’s wet and cold outside. It is recommended to create a draft for 5 minutes by opening as many doors and windows as possible. This allows air exchange in the home while minimizing heat loss.

  • If clothes are dried indoors, ventilate more frequently.
