Many events and tasks in a homeowners' association repeat from year to year.

The most important recurring events throughout the year typically include the financial statement and budget meeting, as well as the annual general meeting. These events are crucial for the association's finances, and during the annual general meeting, members are elected to the board. It is also typically during the annual general meeting that the board presents proposals for construction and renovation projects, where discussions and decisions among the association's members are particularly important.

Deadlines and board decisions

Throughout the year, there are various deadlines, requirements, and board decisions that must be adhered to. Some are due to legal requirements, while others are based on the association's bylaws. For all of them, it is crucial that the board, in collaboration with the association's administrator and auditor, makes the necessary decisions and initiates the actions for which the board is responsible well in advance to ensure that the deadlines are met.

The typical annual schedule

Below is a graphical representation of the typical activities for a homeowners' association that follows the calendar year as its fiscal year. If the association has a "irregular fiscal year" that starts, for example, in July and ends in June, the graphical model will simply shift proportionally.

Exceptions to the annual calendar

There may be tasks or events not mentioned in the annual calendar, such as extraordinary general meetings. DEAS closely monitors ongoing tasks and deadlines in close collaboration with the board. Nevertheless, we encourage all board members to keep track of upcoming tasks and any deadlines that may exist.

The board can also benefit from adding its own activities to the annual calendar, such as social events and communal activities.
