New lease of life for Hellebæk Klædefabrik

Press release issued by PensionDanmark and Velliv: The rented offices at Hellebæk Klædefabrik have become outdated, and need a new lease of life. Therefore, the owners of the former textile factory, PensionDanmark and Velliv, together with DEAS Asset Management, want to involve Hellebæk Klædefabrik’s users and neighbours, and start developing a vision and master plan to transform the buildings into homes, open offices and outdoor spaces where people can meet.

In the local area, there is a strong sense of attachment to the old textile factory, which from the 1870s and onwards was the lifeblood of the local industrial community, and at the same time established housing for its workers, a sick pay and funeral expenses fund as well as a school and kindergarten.

After extensive renovation in 1989, the textile factory has been run as shared office spaces, with more than 60 companies based there. However, after 30 years, the time has come to transform the textile factory into a community of businesses, attractive homes and welcoming outdoor spaces where people can come together.

The project is at a stage where the owners have formulated a vision for the development: ‘Hellebæk Klædefabrik – where community takes pride of place’, which will be developed into a master plan for the entire site with different-sized homes for all ages and family constellations, modern shared offices with space for existing as well as new tenants, as well as communal facilities for use by commercial tenants and residents alike.

We will create a community of homes and workplaces. And we will create green outdoor spaces close to the woods and sea where people can come together, and which support both work and leisure lives. The textile factory is uniquely situated on the coast and in the local community close to Helsingør, so we expect a high level of interest and thus good returns in future for our members,

To explore the possibilities and hear the wishes of neighbours, PensionDanmark and Velliv are inviting those living in Hellebæk and Ålsgårde to a digital neighbourhood meeting on 16 June 2020 at 19:00-20:30.

Contributions at the meeting will be used to help shape the vision and the master plan which PensionDanmark and Velliv are hoping can form the basis for a new local plan that will pave the way for the renewal of Hellebæk Klædefabrik.

We believe that Hellebæk Klædefabrik holds tremendous potential due to its very special history and location. Both the office market and the housing market are moving towards shared environments. You want your own space, but at the same time you want to share the space with others. We think it makes a lot of sense to make a priority of close-knit living and working and proximity to nature when developing the textile factory,

In working with the architecture, the emphasis will be on renewing the industrial buildings while respecting their history and also meeting the need for sustainability. The former textile factory is expected to be certified according to the sustainability standard DGNB Gold, and during the rebuilding work the aim will be to keep the climate footprint to a minimum by recycling as much as possible.
